How much does it cost to buy property in Spain as a foreigner?

On top of the agreed purchase price, buyers in Spain typically pay an additional 10% to 15% in taxes and fees. The largest single cost is the transfer tax: ITP (Impuesto de Transmisiones Patrimoniales) for resale properties, which ranges from 6% to 10% depending on the autonomous community, or VAT at 10% plus regional Stamp Duty (AJD) for new-build properties.

Notary and Land Registry fees are set by the Spanish government on a sliding scale and typically amount to around 0.7–1.5% of the price. Engaging a specialist real estate lawyer is strongly recommended for foreign buyers: they carry out due diligence on encumbrances and urban planning status, draft and review the private purchase agreement (contrato de arras), and supervise the public deed signing. Fees are usually around 1% of the purchase price.

A NIE (Número de Identificación de Extranjero) is mandatory for any property purchase in Spain. The official fee is just €12, but using a gestoría (Spanish administrative agent) to obtain it on your behalf typically costs around €150. If you are financing the purchase with a Spanish mortgage, add appraisal costs and a bank arrangement fee; since 2019, the Stamp Duty on the mortgage deed is borne by the bank.
