Publication of official reference interest rates for the mortgage market for April 2026

The Bank of Spain has published the official reference interest rates for the mortgage market for April 2026. The resolution details Euribor percentages for various terms (ranging from one week to one year), the five-year IRS, the rate based on €STR, and the one-year Mibor (Resolution of 4 May 2026). These rates are determined following the process set out in Annex 8 of Bank of Spain Circular 5/2012.

In 3 key points

  1. One-year Euribor: 2.747% (1)
  2. Five-year IRS (Interest Rate Swap): 2.842% (2)
  3. One-year Mibor (Interbank Offered Rate): 2.747% (4)

How it affects those involved

For individuals with variable-rate mortgages, these rates serve as the basis for calculating instalments or reviewing interest rates according to the contracted index (Euribor, €STR, etc.). For financial institutions, these values are the official benchmarks for applying rates to mortgage loans and other financial products linked to the mortgage market.
