Publication of official reference interest rates for the mortgage market for March 2026

The Bank of Spain has published the official reference interest rates for the mortgage market for March 2026. The resolution includes Euribor values for various terms, the interest rate based on €STR, and the Mibor for mortgage loans formalised before 1 January 2000 (ref. 1, 3 and 4).

In 3 key points

  1. One-year Euribor: 2.565% (ref. 1)
  2. Mibor (one-year interbank rate) for mortgage loans prior to 1 January 2000: 2.565% (ref. 4)
  3. One-year interest rate based on €STR: 2.011% (ref. 3)

How it affects those involved

For holders of variable-rate mortgage loans, these values determine the calculation of instalments or interest rate reviews according to the agreed index (Euribor, €STR or Mibor). Financial institutions use this official data to apply interest to current mortgage contracts (ref. 1, 2, 3 and 4).
