The Bank of Spain has published the official reference interest rates for February 2026, including the Euribor for various terms, the five-year IRS, the €STR, and the Mibor (art. 1, 2, 3 and 4). These values serve as official indices for determining interest rates in the mortgage market in accordance with Bank of Spain Circular 5/2012 (art. 1).

In 3 key points

  1. One-year Euribor: 2.221% (art. 1)
  2. Five-year Interest Rate Swap (IRS): 2.458% (art. 2)
  3. Mibor (one-year interbank rate): 2.221% (art. 4)

How it affects those involved

For holders of mortgage loans indexed to these rates, the published values will determine the evolution of their instalments or interest according to the agreed term (art. 1, 3). The Mibor remains the official rate solely for mortgage loans formalised before 1 January 2000 (art. 4).
