Property Registrars: cannot assign short-term rental registration numbers for room-by-room rentals

The Directorate General of Legal Certainty and Public Faith confirms that Property Registrars must deny the assignment of short-term rental registration numbers when the activity is intended to be carried out by rooms (art. 2.2 and 3.2 of Decree 79/2014 of the Community of Madrid). Madrid's regional regulations require tourist accommodation to be operated under the principle of unit exploitation for the entire property, not allowing room-by-room use. This resolution ratifies that the Single Rental Registry must verify compliance with the regulations of territorial administrations (art. 9.2 RD 1312/2024).
