Publication of official mortgage market reference interest rates for December 2025

The Bank of Spain has published the official mortgage market reference interest rates for December 2025. The resolution includes Euribor values for various terms, the interest rate based on €STR, the five-year IRS, and the one-year Mibor (ref. Annex 8 of Bank of Spain Circular 5/2012). These rates serve as the official basis for determining interest in mortgage products.

In 3 key points

  1. One-year Euribor: 2.267% (1)
  2. One-year €STR-based interest rate: 2.208% (3)
  3. Mibor (one-year interbank rate): 2.267% (4)

How it affects those involved

For holders of mortgage loans indexed to these rates, the published values determine the evolution of their instalments or the application of interest according to their contracts. The one-year Mibor only retains its status as an official rate for mortgage loans formalised before 1 January 2000 (Art. 32 of Law 46/1998).
