Applicants may request alternative georeferenced graphical registration if identity doubts or cartographic errors arise

The 17 October 2025 Resolution allows applicants to claim registration of an alternative georeferenced graphical representation if there are doubts about identity or cartographic delimitation errors, as provided in article 199.2 of the Mortgage Law. This mechanism activates upon claims of boundary disputes or warnings of identity uncertainties during the registration process.

In 2 key points

  1. An alternative graphical representation may be registered in cases of cartographic errors or identity uncertainties (art. 199.2 Ley Hipotecaria)
  2. The appeal is submitted to the Property Registry of Piedrahíta (resolución de 17 de octubre de 2025)

How it affects those involved

Landowners affected by cartographic errors or doubts regarding identity may now request the registration of an alternative representation. Property registration authorities must assess these claims and act in accordance with the relevant regulations. Property advisors should inform their clients about this recourse and the deadlines for submission in the procedure. Neighboring parties may intervene in the process if they submit objections.
