Bank of Spain: publication of official reference interest rates for the mortgage market (July 2026)

The Bank of Spain has published the official reference interest rates for July 2026. The resolution details Euribor values for various terms, the interest rate based on €STR, and the one-year Mibor (Art. 1, 3 and 4). These rates are determined in accordance with the process set out in Annex 8 of Bank of Spain Circular 5/2012 (Note 1).

In 3 key points

  1. One-year Euribor: 2.855% (art. 1)
  2. One-year €STR-based interest rate: 1.979% (art. 3)
  3. One-year Mibor: 2.855% (only for mortgages prior to 01/01/2000) (art. 4 y nota 2)

How it affects those involved

For mortgage holders, these values serve as the basis for calculating instalments or reviewing rates according to the reference index specified in their contract (Art. 1, 3 and 4). The one-year Mibor only retains its status as an official rate for mortgage loans formalised before 1 January 2000 (Note 2).
