Tourist rentals in Andalusia: Junta resolution required to obtain single registration number

The Directorate General for Legal Certainty and Public Faith confirms that, to be assigned a single registration number for short-term tourist rentals, it is mandatory to provide the resolution from the Junta de Andalucía certifying registration in the Tourism Registry of Andalusia (Art. 9.5 RD 1312/2024). The resolution ratifies that a mere responsible declaration does not substitute for the enabling title required by the applicable regional regulations (Art. 38 Law 13/2011).

In 2 key points

  1. 7 working day period to rectify defects in the registration number application (Art. 9.5 RD 1312/2024) (art. 9.5 RD 1312/2024)
  2. Obligation to provide the Junta de Andalucía resolution for the Tourism Registry (Art. 38 Law 13/2011) (art. 38 de la Ley 13/2011)

How it affects those involved

For owners of tourist accommodation in Andalusia, a responsible declaration is insufficient to obtain the single registration number; the registration resolution from the Tourism Registry of Andalusia is mandatory (Art. 9.5 RD 1312/2024). Failure to comply with this requirement or failure to rectify it within 7 working days following negative notification will result in the suspension of the registration number's validity and notification to rental platforms to remove listings.
