Owners of tourist accommodation must prove licence or responsible declaration to obtain registration number

The Directorate General for Legal Certainty and Public Faith confirms that Land Registrars have the authority to assign short-term rental registration numbers (Art. 2). To obtain this number, it is mandatory to provide proof of an enabling title (licence, authorisation, or visa) or, failing that, a responsible declaration and the passing of legal deadlines without being declared ineffective (Art. 9.5 RD 1312/2024). Without this registration number, the property cannot be listed on short-term rental platforms.
