La sustitución de un préstamo por otro para amortizar el anterior no agota la posibilidad de practicar la deducción, siempre que el nuevo préstamo se destine efectivamente a la amortización del originario. Si el nuevo préstamo financia también otros bienes, la deducción se aplicará de forma proporcional a la parte del capital destinada a la vivienda. Si la vivienda se alquila, pierde la condición de vivienda habitual y el derecho a la deducción, pero bajo el régimen transitorio, se puede reiniciar cuando vuelva a ser residencia habitual por un plazo mínimo de tres años.
