Elevator installation costs may be added to the acquisition value of a property

A taxpayer inquired whether the cost of installing an elevator in their building could be included in the acquisition value of their home to calculate capital gains. The Directorate General for Taxes (DGT) ruled that, as it constitutes an improvement to the building, this amount increases the acquisition value.

The question raised

Whether the cost of the work paid for by the applicant forms part of the acquisition value of the dwelling for the purposes of calculating the capital gain.

The DGT's ruling

The installation of an elevator is not a repair or maintenance expense, but rather an improvement that increases the capacity or useful life of the property. Therefore, the amount paid by the owner forms part of the acquisition value of the dwelling for the purpose of determining the capital gain or loss. This increase shall be limited to the amount paid exclusively by the applicant.
