The acquisition value of a dwelling includes the purchase price, the assumed mortgage debt, and inherent expenses

A person inquired how to calculate the capital gain or loss when selling a dwelling acquired in parts. The DGT explains that the acquisition value must sum the price of the first purchase, the price of the second purchase, and the mortgage debt assumed in the latter.

The question raised

Question posed: Tax treatment in Personal Income Tax regarding the transfer of the dwelling.

The DGT's ruling

The acquisition value of the dwelling shall be the sum of the actual amount of the initial acquisition of 50% and the amount of the acquisition of the other 50%, including the assumed debt. To this are added investments, improvements, and inherent expenses, excluding interest, and it must be reduced by tax-deductible depreciation. The result shall be integrated into the savings tax base.
