Bank of Spain: publication of reference rates (IRS) for market value calculation in mortgages and early repayments

The Bank of Spain has published the indices and reference rates for February 2026 to calculate the market value for interest rate risk compensation in mortgage loans (Art. 1.A). It also establishes the rate required to calculate the differential in loans or credits subject to early repayment (Art. 1.B). These indices follow the methodology set out in Bank of Spain Circular 5/2012 (Art. 1).
