Bank of Spain: publication of reference rates for market value calculation in mortgages and early repayments (January 2026)

The Bank of Spain has published the indices and reference rates for January 2026 to determine the market value for interest rate risk compensation in mortgage loans (Art. 1.A). It also establishes the rate required to calculate the differential in loans or credits subject to early repayment (Art. 1.B). These calculations are governed by the methodology set out in Bank of Spain Circular 5/2012 (Note 1).
