Bank of Spain: publication of official mortgage market reference interest rates (May 2026)

The Bank of Spain has published the official reference interest rates for May 2026. Two indicators have been established: the average rate for mortgage loans with a term exceeding three years for the purchase of non-regulated housing in Spain (2.986%) and the average rate for housing loans with a term between one and five years in the eurozone (3.430%). The determination process is governed by Bank of Spain Circular 5/2012 (Annex 8).

In 2 key points

  1. Average rate for mortgage loans >3 years (non-regulated housing, Spain): 2.986% (1)
  2. Average rate for housing loans 1-5 years (eurozone): 3.430% (2)

How it affects those involved

For individuals with mortgages indexed to these rates, the published values determine the evolution of their instalments or the application of new rates in loan contracts. For credit institutions, these data serve as the official reference for the national and eurozone mortgage markets for the period of May 2026.
