Financial institutions: publication of IRS reference rates for market value calculation in mortgages and early repayments

The Bank of Spain has published the Interest Rate Swap (IRS) indices and reference rates required to calculate the market value for interest rate risk compensation in mortgage loans (Art. 1.A). It also establishes the reference rate for calculating the spread in loans or credits subject to early repayment (Art. 1.B). These indices are governed by the methodology set out in Bank of Spain Circular 5/2012 (Art. 1).

In 2 key points

  1. IRS rates for mortgage compensation: from 2.834% (2 years) to 3.275% (20 years), Art. 1.A (art. 1.A)
  2. IRS rate for early repayment spreads: 2.629% for a one-year term, Art. 1.B (art. 1.B)

How it affects those involved

For financial institutions, these rates are the mandatory parameters for determining interest rate risk compensation in mortgages and for calculating the spread in early repayments. For individuals, these indices indirectly determine the cost of the compensation they must pay or receive when making changes to their contractual terms or when repaying debt early.
