Bank of Spain: publication of mortgage market reference interest rates for April 2026

The Bank of Spain has published the official reference interest rates for April 2026. These figures include the average rate for mortgage loans exceeding three years for the purchase of residential property in Spain (2.882%) and the average rate for housing loans between one and five years in the eurozone (3.360%), in accordance with the determination process set out in Annex 8 of Circular 5/2012.
