Financial institutions: publication of April 2026 reference rates for interest rate risk compensation

The Bank of Spain has published the indices and reference rates for April 2026 to calculate the market value for interest rate risk compensation in mortgage loans (Art. 1.A). It also establishes the rate required to calculate the differential for determining the market value of loans or credits subject to early repayment (Art. 1.B). These calculations follow the methodology set out in Bank of Spain Circular 5/2012 (Art. 1).

In 2 key points

  1. IRS rates for mortgages: from 2.760% (2 years) to 3.256% (20 years), Art. 1.A (art. 1.A)
  2. IRS rate for early repayment (1 year): 2.571%, Art. 1.B (art. 1.B)

How it affects those involved

For financial institutions, these rates are the mandatory parameters for determining the financial compensation owed to customers in the event of interest rate risk in mortgages (Art. 1.A). For individuals with mortgage loans or credits subject to early repayment, these indices determine the market value that will affect the calculation of applicable compensation or differentials (Art. 1.B).
