Home and rental insurance are deductible, but furniture and appliances only via depreciation

A query is made regarding whether home insurance, rent, appliances, and furniture are deductible in a residential lease. The DGT responds that insurance constitutes deductible expenses, whereas furniture and appliances are deducted through depreciation.

The question raised

Question posed: Deductibility of home and rental insurance, as well as acquired appliances and furniture.

The DGT's ruling

Home and rental insurance are considered deductible expenses for determining the net yield of real estate capital. The acquisition of furniture and appliances is not a direct expense; rather, its impact occurs through depreciation. For furniture and other household goods, an annual depreciation of 10 percent is applied, with a maximum period of 20 years.
