Expenses for installing a lift in a main residence are not tax-deductible

A homeowner inquired whether the costs of installing a lift in her building could be deducted. The Directorate General for Taxes (DGT) ruled that they are not deductible because a main residence does not generate income from real estate capital, and the work constitutes an improvement rather than a repair.

The DGT's ruling

Al ser la vivienda la residencia habitual, no genera rendimientos del capital inmobiliario ni imputación de rentas. La instalación de un ascensor se considera una mejora del edificio y no un gasto de reparación o conservación. Este coste aumenta el valor de adquisición de la vivienda para una futura venta. Además, al iniciarse las obras en 2015, no aplica la deducción por inversión en vivienda habitual.
