Acquisition value of self-built property includes land, construction and inherent costs

A taxpayer who purchased a plot of land and built on it has requested clarification on how to determine the acquisition value and date for a future sale. The DGT explains that the value comprises the land, the construction, and associated costs, and that the acquisition date is the date on which the works were completed.

The DGT's ruling

The acquisition value is composed of the actual amount of the land, the cost of construction works, and the expenses and taxes inherent to the acquisition and the declaration of new construction. In self-promotion, the acquisition date is the date of completion of the works, and the date of the deed of declaration of new construction may be used if completion cannot be proven. The cost of the works must be proven by the taxpayer through means of evidence admitted in law.
