Publication of official mortgage market reference interest rates for September 2026

The Bank of Spain has published the official reference interest rates for September 2026, including the Euribor for various terms, the five-year IRS, the €STR, and the Mibor (art. 1, 2, 3, and 4). These values serve as the basis for updating the terms of indexed mortgage loans. The determination of these rates is governed by Bank of Spain Circular 5/2012 (art. 1).

In 3 key points

  1. One-year Euribor stands at 3.247% (art. 1)
  2. The one-year €STR rate is set at 2.034% (art. 3)
  3. The one-year Mibor is 3.247% for mortgage loans dated prior to 01/01/2000 (art. 4)

How it affects those involved

For individuals with variable-rate mortgages, these rates determine the monthly instalment amount or the applicable interest rate depending on the index specified in their contract (Euribor, €STR, or Mibor). Financial institutions use these official values to calculate interest and to review mortgage loans formalised before 1 January 2000 in the case of the Mibor (art. 4).
