Ley Foral 11/2026 establishes a specific regulatory framework for room rentals in Navarra, amending Ley Foral 10/2010 (arts. 40, 65, 90, 92, and 93). This law aims to provide dedicated regulation for room rental contracts, which previously lacked the detailed framework applied to full housing leases. General entry into force is July 14, 2026, except for specific provisions taking effect on January 1, 2027.
For landlords of rooms in Navarra, the regulation imposes a new legal regime that must be integrated into current and future contracts. Tenants gain greater legal protection under a specialised regulatory framework. The temporal impact is twofold: most provisions apply from July 2026, while certain specific aspects are postponed until 1 January 2027.
